Green Valley Ranch Homeowners Hit with Surprise $8K Fees After Hailstorm
Nearly a year after a powerful hailstorm pummeled the Green Valley Ranch area on May 30, 2024, residents of the First Creek Farm condominiums are reeling from unexpected bills. Homeowners are being hit with surprise special assessments—some over $8,000—to cover millions in storm damage.
Jacob Lively, who hoped to sell his condo, said he was blindsided by a bill for $8,341. “I don’t see how they can charge that much,” Lively said. “Not everybody just has that amount of money to throw away.” He said his unit, which sits in the middle of the complex, didn’t suffer any visible damage, yet he’s on the hook for the full fee.
According to Accord Property Management, the company overseeing the complex, the fees help cover the insurance deductible on an estimated $4 million in hail and wind damage. The company created eight assessment tiers, based on each unit’s share of ownership. Of the 320 residents, 72 received the same $8,341 bill.
Lively, echoing frustration from others in the community, questioned the fairness and timing of the charges. “There’s no charge for $8,000 that should randomly pop up for anybody,” he said. “They’re just trying to get money out of people, is what it seems like to me.”
